How this calculation works
- 01Choose the rate table for the nation and buyer type.
- 02Tax each slice of the price at its band's rate.
- 03Add any surcharge for additional properties.
Real payroll can differ because tax and NI are worked out per pay period, and your tax code may include adjustments HMRC hasn't told you about. See our methodology.
How banded property tax works
Like Income Tax, you pay each rate only on the part of the price within that band. In England a £300,000 home costs £5,000 for most buyers and nothing for a first-time buyer.
Understanding your stamp duty calculator result
The result applies the property tax system for the selected UK nation and buyer type. Each rate is charged only on the portion of price inside its band, with reliefs or surcharges applied where selected.
Budgeting for completion
Scenario: Choose the nation where the property sits, enter the agreed price and select first-home or additional-property status accurately.
How to use the result: Add the calculated tax to the deposit, legal costs and other completion funds. A first-time buyer purchasing jointly must check that every buyer meets the relief conditions.
Details to check before relying on the estimate
- Property location decides whether SDLT, LBTT or LTT applies.
- Replacing a main home can be treated differently from keeping an additional property.
- Linked transactions and non-resident rules may require specialist calculation.
Putting the estimate into perspective
Add the estimate to a wider completion budget covering legal fees and other purchase costs. Confirm the buyer circumstances before relying on the figure for funds needed at completion.
